Boasting stunning views across the Hambleton Hills, this beautifully renovated property has been finished to the highest standards, featuring top-quality furnishings and cosy underfloor heating.

The well-equipped kitchen offers everything needed for home cooking, including a cooker, fridge, microwave, toaster, kettle, dishwasher, and Emma Bridgewater crockery and kitchenware. After a day of exploring, guests can unwind in the elegant living room, tastefully furnished with Barker and Stonehouse pieces and complete with a TV, Netflix, DVD player, electric wood-burning stove, and comfortable seating.

Additional conveniences include a dedicated utility and drying room. Outdoors, a patio area with a table and chairs provides the perfect setting for al fresco dining while enjoying the views.

Landrace Cottage can comfortably sleep up to four people and has been decorated and furnished to a high standard. The living space is open plan, featuring comfortable leather sofas, a coffee table, a flat screen Freeview TV, DVD player, and a CD/radio player. An oak dining table with chairs provides a lovely setting for meals. The dresser is stocked with a selection of books, board games, and plenty of local information leaflets, maps, and guides for walks and places to visit in the area. The cottage is fitted with floor tiles throughout and is equipped with an oil-fired combi boiler that runs hot water and underfloor heating. For those cooler evenings, a wood-burning stove in the living area adds a cosy touch. All fuel and logs are included in the rental price.

In 2024, the cottage was updated with a new bespoke oak kitchen and solid oak worktops. The kitchen is fully equipped with an electric double oven, induction hob, and a large 60/40 fridge freezer. Morndyke Cottage:

This luxurious cottage is perfect for the ultimate country retreat, offering stunning views over the Hambleton Hills. The ground-level cottage is nestled away adjacent to our family farmhouse and close to our wonderful parrot sanctuary at the bottom of the garden.

This recently renovated cottage has been finished to the highest standards and boasts outstanding furniture and fittings, plus toasty underfloor heating for the winter months. Inside there is a well-equipped kitchen for home-cooking, including a microwave, toaster, kettle, dishwasher, fridge, cooker and Emma Bridgewater crockery and kitchenware.

After a busy day of sightseeing, unwind in the cosy living room which has been furnished with elegant Barker and Stonehouse furniture. Excellent facilities include a TV with Netflix and DVD player, an electric wood-burning stove and comfy seating. A useful utility room and drying room is also available. Outside there is a delightful patio area with a table and chairs for al fresco dining while savouring the views.

Two lavish bedrooms boast Laura Ashley's soft furnishings and enjoy lovely views over the garden and fields. The master room comes with a king-size bed and the second room has a single bed. Both rooms share a bathroom with a large shower unit and complementary Duck Island products.

Morndyke Shepherds’ Huts:

Our charming shepherd huts are tucked away in the corner of the farm, set in a scenic position next to the 2-acre coarse fishing lake. The huts come with comfy bunk beds, a dining area, a toasty, wood burner, seating and a bathroom. Outside there is a paved area with a table and chairs, great for a morning coffee whilst savouring the gorgeous setting. Linen and towels can be hired for an extra charge.

Our fabulous Parrot Sanctuary provides a rescue, rehoming and rehabilitation service for unwanted parrots from across the country. We also have a fantastic lake which is stocked with a wide array of fish.

We are in the ideal location for exploring the area, with lots of stunning cycle and walking routes right on our doorstep. Less than a mile from us is Busby Stoop garage which sells essentials, whilst the opposite is an award-winning Indian restaurant. Only 3 miles away is Thirsk, home to excellent, pubs, restaurants and cafes. You can also play a round or two at the Thirsk & Northallerton Golf Course.

Thirsk also offers a good selection of shops, inns, tea rooms and quality takeaway restaurants. This is a wonderful walking country - footpaths from the cottages lead to local villages and to the famous White Horse of Kilburn a well-known landmark carved out of chalk in a hillside near the picturesque village of Kilburn.

Briar Cottage: One bedroomed, beamed holiday cottage comprising a delightful bedroom (super king or twin bed) with a separate bathroom and shower on the ground floor. Upstairs there is an open plan lounge/dining area which is separated from a fully fitted kitchen by a large oak beam. 

Bramble Cottage: One bedroomed beamed self catering cottage comprising a delightful bedroom (king sized bed) with en suite shower and facilities on the ground floor. Upstairs is an open plan lounge/dining area and fully fitted kitchen. 

Rose Cottage Farm is a pet-friendly accommodation provider. Facilities are available for the accommodation of dogs and cats.

We are able to offer to our visiting guests the use of a secluded des res cat chalet for those people wishing to bring their cats. We do not allow cats in the cottages, but the chalet is bookable for DIY at £10 per week/stay or £5 per day as an attended booking. Cats must have a full current vaccination certificate. We can house 1-3 cats from the same household. Cat litter/food etc., are all purchasable from our premises.

Dogs are allowed, at a charge of £10 per dog per stay. We also have available a fenced off paddock area for exercise.
