Each property is situated within or close to the peaceful rural grounds, making it an ideal escape for couples, families, and groups of friends.

Located on the picturesque Yar Estuary, between the charming port of Yarmouth and the village of Freshwater, this West Wight gem lies within an Area of Outstanding Natural Beauty. The family owners have lovingly preserved this tidal sanctuary for over 40 years, creating a haven for wildlife and encouraging red squirrels by planting native trees.

Kings Orchard

Formerly the farm manager’s house, Kings Orchard is tucked among open fields halfway down the farm drive. Perfect for larger groups, it sleeps 12+ guests in six bedrooms and offers expansive living areas, a large enclosed garden with fruit trees, and captivating countryside views. A small woodland at the bottom of the garden leads towards the estuary and the downs. This secluded property features gas central heating and an open log fire for cosy evenings.

Estuary Cottage

This charming single-storey stone cottage sleeps 4 guests across two en suite bedrooms. Stylishly furnished with a modern, cosy feel, it is set in a peaceful location near the river. Guests can enjoy access through a grass orchard to the water’s edge—a perfect playground for children and nature lovers. With a log burner in the lounge and all rooms opening onto a large enclosed courtyard, it’s ideal for al fresco dining and enjoying the serene surroundings.

The Old Farm Shop

A delightful converted dairy and farm shop, this one-storey property now offers comfortable, accessible accommodation for 4 guests. Retaining its original stone flooring, it includes a spacious open-plan kitchen and sitting area, a king-size bedroom with en suite shower room, and a second double en suite. The property is wheelchair-friendly and opens onto a patio and enclosed garden with views across open fields. The Red Lion Pub is a five-minute walk via a scenic footpath.

Kings Hill

Just a five-minute drive from Kings Manor Farm, Kings Hill is a spectacular barn conversion offering light-filled, contemporary accommodation for 12 guests. With six en suite bedrooms, including a self-contained ground floor annexe, it’s designed for comfort and flexibility. Panoramic views stretch across the Hurst Channel and the Needles, and the large garden and patio space provide the perfect setting for outdoor living. (Note: pets are not permitted and there is no pool access for this property.)

Kings Manor Farm is only a short drive from Yarmouth, with regular ferry connections to Lymington. The surrounding area is packed with attractions, including The Needles, Osborne House, Carisbrooke Castle, and a variety of unspoilt sandy beaches and country parks.

Guests staying on the estate are invited to enjoy the heated outdoor pool, scenic walks along the estuary, and, with prior arrangement, stabling for horses. The nearby village of Freshwater offers pubs and shops within walking distance, while Yarmouth boasts excellent dining options. Needle Point, Freshwater, Isle of Wight (Sleeps 1-4)

Needle Point is a well-appointed self-catering holiday home, located on the beautiful Isle of Wight on the Brambles Chine Holiday Park which is just 2 miles from Freshwater. A view of The Needles can be seen from the patio of our holiday home.

Our chalet is all on one level with an open plan living area with plenty of comfy seating, to relax after a day at the beach.

There are two spacious bedrooms with a family bathroom all with stunning views out to the sea and beyond.

The kitchen is well equipped with a good-sized breakfast bar to enjoy some home-cooked meals.

Outside of our holiday home is a large communal lawned garden and a lovely patio area with furniture, providing a place for guests to enjoy alfresco dining.

We are an ideal base for a couple or a family as we are just a short walk from the beautiful sandy beach at Colwell Bay and within easy driving distance of many attractions. The charming village of Freshwater offers many attractions, including:

Dinosaur footprint hunting at Compton Bay.

The Afton Marsh Local Nature Reserve.

Walks along Tennyson Down.

Hang gliding.

Fishing.

Golf.

The beautiful streets of Yarmouth, with their many boutique shops, art galleries, superb pubs and restaurants, are close by, plus further afield is the wild and rocky coastline at St Catherine's Down.

Brambles Farm Bungalow, Freshwater, Isle of Wight (Sleeps 1-6)

Brambles Farm Bungalow offers wonderful self-catering accommodation in the charming village of Freshwater on the Isle of Wight. We are in a stunning coastal position and boast amazing sea views. Our bungalow is great for families or couples, walkers, cyclists and birdwatchers looking for somewhere special to stay.

Inside the property, there is a well-equipped kitchen with glorious views of the horses grazing across the valley. Unwind in the cosy living area which has comfy seating, a TV with Freeview, DVD player, book, games, DVDs and iPod dock. Two attractive double bedrooms are available. One bedroom also comes with a 3ft bed and full-size guest bed. Both rooms share a bathroom with a shower over the bath.

Outside there is a patio with a table, benches and BBQ, great for al fresco dining whilst admiring the amazing sea views. The sunsets are truly glorious! You can also relax on the sun loungers after a day of sightseeing. There are also communal gardens with a bench.

We are nestled in West Wight, a glorious area of the island, home to scenic coastline, beautiful walks and lovely cycle routes. Tennyson Down, Headon Warren and The Needles all offer spectacular views, whilst Yarmouth Harbour and Castle, Alum Bay, The Needles Pleasure Park, National Trust Lighthouse and Fort Victoria Country Park are accessible by car. Freshwater Bay is home to a great 18-hole golf course and Colwell Bay offers a safe beach for families to enjoy.

Kings Lodge – A beautiful big stone farm cottage, renovated to the highest standards, with plenty of living space. Flagstone and wooden floors throughout the ground floor complement the building and its furnishings. 

Kings Orchard - Formerly the farm manager's house, situated amongst fields halfway along the Farm drive. It is spacious and comfortably furnished providing ample space for 12 + people. 

Estuary Cottage - A pretty one storey stone farm cottage sleeping 4 that’s bright, contemporary and cosy. 

The estate is a 5 minute drive from the pretty port of Yarmouth, where regular ferries run to and from Lymington. There are a host of attractions on the Island, all within a few minutes’ drive including the famous Needles, Osborne House and Carisbrooke Castle as well as numerous unspoilt sandy beaches and country parks.
