Orchard Lodge

Orchard Lodge features spacious, open-plan living with a comfortable lounge, dining, and kitchen area designed for relaxation and convenience. It includes two bedrooms: one with a double ottoman bed, wardrobe, and chest of drawers, and a second with a king-size zip-and-link bed that can be arranged as two singles, also with its own wardrobe and drawers.

The fully equipped kitchen includes a microwave, four-ring hob with full-size oven and grill, fridge-freezer, dishwasher, washing machine, toaster, kettle, and slow cooker. The lounge area has a flat-screen Freeview TV, DVD player, corner sofa bed, and a dining table with seating for six. The modern bathroom offers a spacious electric shower, hand basin, WC, and heated towel rail.

Electric heaters ensure comfort throughout, while French doors open onto a west-facing veranda and patio — perfect for watching the sunset. An adjacent lockable utility room provides an additional shower, WC, and fridge, ideal for extra storage. The lodge sleeps four guests, with room for two additional people on the sofa bed (available for an extra charge).

Woodpecker Lodge

Woodpecker Lodge is beautifully designed, offering an open-plan living space with a fully equipped kitchen, dining area, and sitting area featuring a corner sofa bed and a dining table for six. The master bedroom includes a super-king-size zip-and-link bed (convertible into twins on request) and an en-suite bathroom with a bath, shower over, basin, WC, and heated towel rail. The second bedroom offers twin zip-and-link beds that can also be converted into a super-king-size.

The modern kitchen is fitted with a microwave, four-ring hob, full-size oven and grill, fridge-freezer, dishwasher, toaster, kettle, and slow cooker. A separate utility room provides a washing machine for added convenience. The lodge also has a spacious shower room with a walk-in shower, hand basin, WC, and heated towel rail.

Guests can unwind with eco-friendly underfloor heating, a 50" Smart TV, and free superfast satellite Wi-Fi (140 Mbps). French doors lead onto a west-facing veranda and patio, offering countryside views and beautiful sunsets. The lodge sleeps four, with additional space for two guests on the sofa bed (extra nightly charge applies).

Shared Features

Both lodges include free superfast satellite Wi-Fi (140 Mbps), a selection of books, games, jigsaws, DVDs, and local information guides. Mobile phone signal varies but is generally available nearby. Outdoors, guests can enjoy a fire bowl BBQ with a swinging grill rack, perfect for relaxed dining or cosy evenings by the fire. Seasoned hardwood is available on request.

Exploring the Area

Located on Pound Farm, just a 10-minute drive from the M5 (J28), the lodges sit on the edge of the village of Butterleigh, home to a historic church and a popular inn. The market town of Tiverton, only 3 miles away, offers a range of restaurants, cafés, and independent shops and is famous for its Grand Western Canal.

Both the North and South Devon coasts are within a 40-minute drive, while Exmoor and Dartmoor National Parks are less than 20 miles away — making Orchard Lodge and Woodpecker Lodge the ideal base for exploring Devon’s most scenic countryside and coastal attractions.

Dairy House Cottages in Langford offers wonderful self catering in Rose and Honeysuckle cottages, a Victorian farmhouse and a barn conversion. Our luxurious properties near Cullompton are nestled deep in the heart or rural Devon, perfect for an idyllic retreat.

Rose – Sleeps 6 and 2+2

This fabulous Victorian farmhouse boasts many original features whilst offering high-quality facilities. Unwind in the sun-filled conservatory/garden or relax in the cosy lounge that has a 50" smart TV with Netflix and Amazon Echo (Alexa).

The fully equipped bespoke kitchen comes with a large Rangemaster cooker, American fridge/freezer, dishwasher, microwave, together with the usual kitchen ancillaries and Portmeiron china. There are wonderful views over the countryside down to the fishing lake in the field behind. Adjacent to the kitchen is the large dining area which has rustic country pine table and chairs. There is also a fishing pond in the field behind for the exclusive use of guests.

Bedrooms consist of two doubles, including one en suite, and a twin. A family bathroom comes with a bath and walk-in shower. In the garden, there is a large games room/art gallery with a vintage Riley snooker table. There’s also a table and chairs for al fresco dining when the sun is shining.

Honeysuckle – Sleeps 2 plus 2

Our beautifully converted 19th Century barn offers exposed beamed ceilings and lots of fantastic features. Inside there is a gorgeous oak kitchen with a full cooker, large fridge/freezer, dishwasher, microwave, together with the usual kitchen ancilliaries and Portmeiron china. Savour some delicious meals around the dining table.

A lovely lounge is perfect for relaxing in after a day sightseeing. Facilities include a 49’’ smart TV with Netflix and an Amazon Echo (Alexa). There’s also a spacious heated conservatory and an enclosed veranda to unwind in.

A lovely master bedroom and double daybed in the lounge are available. Outside there is a private courtyard for al fresco dining and a covered balcony to the rear. The roofed decking area is great for a tipple whilst savouring the stunning countryside views.

There is also a fishing pond in the field behind for the exclusive use of guests.

Visiting Langford & Exploring Devon

Langford is an ideal base for those wanting to explore Devon. Nearby Cullompton has takeaways, restaurants, pubs and a supermarket. There are also country pubs nearby which serve excellent food. Exeter is only 30 minutes away, as are Tiverton and Sidmouth. The surfing beaches of north Devon are about an hour away, there are National Trust properties nearby and the Eden Project can be reached in about two hours. Excellent attractions to visit include:

Pound Farm Holidays is the perfect place to stay for couples and families who want a break away from the stresses of modern-day living. Our bespoke wooden lodge is set within its own secure grounds on our family-run farm, amidst 80 acres of beautiful Devon countryside. The farm is between Cullompton, Tiverton and Bickleigh, at Butterleigh and is a short drive to local amenities. We have a local pub serving food within walking distance and we are a close/short drive into Exeter city.

About Pound Farm Holidays:

Available all year round, our Orchard Lodge is a lovely retreat for couples and families alike. The accommodation comprises of:

Double bedroom.

King-size room with zip/link beds. Please advise if you would like a twin or king-size setup.

Fully fitted kitchen.

Open plan lounge/dining room. There is a corner sofa bed in the lounge and the dining area seats 6.

Flat-screen Freeview TV & DVD player.

Bathroom with spacious electric shower.

French doors open onto a patio area and west-facing verandah.

Outside is an adjacent outbuilding/utility room where there is an additional shower and WC. This is a good storage area.

Enjoy the rural tranquil location, wildlife, starry skies, walks and beautiful scenery that a perfect farm stay can offer. We provide a Fishing Pond which is heavily stocked with Roach, Rudd and Perch. There is no closed season. You will be able to fish as many times as you like during your stay at no extra cost. Wildlife on the farm is in abundance, it is home to dragonflies, moorhens, kingfishers, Canada geese, mallard ducks are often seen on our fishing pond, and as dusk falls you will hear the calls of the Tawny Owls.

Pound Farm is easily accessible just a 10-minute drive from the M5 (J28). We are situated on the edge of the village of Butterleigh, which boasts a historic church and popular Inn. 3 miles from the popular market town of Tiverton which has a range of excellent restaurants, cafes and local shops it is also famous for its Grand Western Canal.

We are within easy reach of both the North and South Devon Coasts. (About a 40min drive to either coast) As well as exploring Exmoor and Dartmoor both within a 20-mile radius.
