The Farmhouse – Sleeps 8 + Cot

Steeped in Elizabethan history, The Farmhouse is a magnificent 500-year-old property brimming with character. It features original flagstone floors, oak panelling, and a private garden, accommodating eight guests plus a baby. The farmhouse includes two king-size bedrooms and two twin bedrooms, along with three bathrooms — a family bathroom, an en suite, and a separate shower room.

In winter, guests can enjoy cosy evenings by the log burner on plush leather sofas, while summer invites relaxation in the garden or walks through the scenic Eskdale Valley. On the ground floor, there is a king-size bedroom with en suite shower room, along with a separate family shower room. Upstairs, guests will find a triple bedroom with three singles, a galleried twin room with full curtains for privacy, and at the top of a winding staircase, a king-size bedroom with an en suite bathroom complete with a slipper bath — perfect for unwinding after a day of exploring.

Wastwater Cottage – Sleeps 8 + Child + Cot

Constructed from striking Eskdale pink granite, Wastwater Cottage is a stunning and spacious retreat designed for social gatherings. The open-plan kitchen, dining, and lounge area offers the perfect setting for entertaining.

Downstairs are two king-size bedrooms, one with an en suite wet room, plus a separate family shower room. Upstairs, there’s a twin room and a single room with a captain’s bed, full-size pull-out bed, cot, and en suite bathroom. The modern kitchen includes a tall fridge, under-counter freezer, and everything needed for a self-catering stay. This property is also dog-friendly, welcoming two well-behaved dogs.

Hardknott Cottage – Sleeps 2 + 1 + Cot

Hardknott Cottage is the most spacious of the one-bedroom cottages, ideal for couples seeking a romantic escape. It features a charming galleried king-size bedroom with views of the fells through a skylight. Downstairs, guests can relax on an Italian leather sofa by the log burner, prepare meals in the fully equipped kitchen, or enjoy the peaceful surroundings of the paddock gardens, accessible directly from the back door. Bridge End Farmhouse

Our farmhouse is steeped in history and boasts original flagstone floors, oak panelling and a private garden. Bedrooms consist of 2 king rooms and 2 twin rooms. The bathrooms include 1 family bathroom, 1 en suite bathroom and 1 shower room. Unwind in the living room that comes with a comfy leather sofa and a toasty log burner. Outside there is a secluded garden to relax in.

Scafell Cottage

We offer wonderful accommodation in Scafell Cottage. Lovely features included full beams and Eskdale pink granite. The cottage sleeps 8/9 people in 1 downstairs king en suite room, 1 triple bedroom, a galleried fully curtained twin bedroom and 1 king en suite room with a slipper bath. A further family shower room is on the ground floor.

Wastwater Cottage

Our cottage has a fantastic entertaining space including a large plan kitchen/diner and lounge, plus a baby grand piano. The cottage comes with lots of character and sleeps 7/8 people in 2 downstairs king rooms, including 1 with en suite facilities. Upstairs there is 1 twin and 1 single room with a full-size pull-out bed underneath, including en suite facilities. Downstairs there is a further family shower room.

Hardknott Cottage

We offer lovely accommodation in Hardknott Cottage, great for a romantic getaway. The cottage comes with a king-size gallery bedroom that enjoys views of the fells. Downstairs there is a fully equipped, Italian leather sofa and a bathroom. A back door leads to the paddock gardens, great for a coffee in the morning sun.

Stanley Ghyll Cottage

Our delightful cottage offers upside-down accommodation and has an adjacent walled garden to relax in. Downstairs there is a king room and a marble shower room. Upstairs there is a living room and a fully-equipped kitchen.

Whillan Beck Cottage

We provided cosy accommodation in Whillan Beck Cottage. The cottage comes with a fully-equipped kitchen and an Italian leather sofa to relax on. Upstairs there is a king room and a bathroom with a shower and clawfoot bath. Outside there is a paddock garden.

Wrynose

Our charming cottage is perfect for a memorable romantic getaway. Upstairs there is a king room with a skylight to gaze at the stars. The bathroom comes with a slipper bath and full-size shower. Downstairs there is an Italian leather couch and a fully-equipped kitchen.

Visiting Boot & Exploring Cumbria

The cottages are set beside a beautiful 17th Century packhorse bridge and the tumbling Whillan Beck in the pretty village of Boot, in the delightful Eskdale valley, Lake District. We are secluded but not isolated and form an integral part of the village with its 2 welcoming Inns just 50 yards and 150 yards away. There is stunning Lake District scenery all around and many of England's best walks on our doorstep. Great attractions to visit include:

This unique cottage is a true paradise for outdoor lovers, offering amazing mountain views from every window. The cottage is beautifully furnished throughout and comes with everything you need for an unforgettable getaway.

Our cottage boasts a cool vintage vibe, offering small rooms to snuggle in and large rooms to socialise in. The spacious sitting room comes with Sky TV and Netflix plus an extensive library of books, whilst the gorgeous wood-panelled snug has an open fire, comfy seating and a desk. Cook up a storm in the well-equipped farmhouse kitchen which has a range cooker, wood-burning stove, farmhouse table, microwave, fridge-freezer, food processor, dishwasher and old-style pantry. Downstairs there is also a utility room with a shower room and WC.

Upstairs there are two double and two twin rooms. There are two bathrooms, each with a shower over the bath.

Outside there is an enclosed garden including a terrace with a dining table and seating for al fresco dining whilst admiring the glorious views. There is also a shed with a BBQ.

We are based in a peaceful position brimming with natural beauty, with lots of scenic walks right on our doorstep, including a walk to Devoke Water or Stanley Ghyll. The local town of Broughton-in-Furness has some great food shops and Eskdale has a lovely old-fashioned store for groceries and gifts. You can visit the majestic Muncaster Castle with its wonderful owl sanctuary or take a trip on the delightful L’aal Ratty, a little steam train that runs to the Lake District coast from Eskdale.
