The interior of each barn is of the very highest quality but retains rustic and spacious characteristics such as original brickwork, traditional beams and a wood-burning stove. The kitchens, bathrooms, bedrooms and en suites are all fully equipped, ensuring the comfort of your stay in Norfolk.

There are many lovely walks nearby and cycle routes which take you down quiet lanes or cross country. If you wish to explore further afield, then most of the North Norfolk coast is within half an hour’s drive and the nearby A47 makes the whole of the county easily accessible.

Dereham is only 3 miles away and has all the facilities you would expect in a modern town, including all the major banks and building societies, large supermarkets, a wide range of churches and many independent local shops. For relaxation, there is a cinema, golf course, swimming pool, tennis courts and a 10 pin bowling alley. Pheasant Roost offers stylish self catering for up to six people in a fantastic barn conversion set within the owner's twenty acres of grounds at Swanton Morley in Norfolk. With the added luxury of an undercover swimming pool (Easter-end Oct) and hot tub, your family are guaranteed a quality holiday in beautiful countryside.

The barn conversion has an "upside-down" layout with the three bedrooms on the ground floor and the main living areas on the first floor. There are 2 doubles, one of which has a four poster bed and is ensuite and one twin bedroom. On the first floor, the open plan living/kitchen/dining area has characterful beams.

Pheasant Roost has underfloor heating and the electricity, towels and bed linen are included. The kitchen is fully equipped with microwave, electric cooker, washing machine and dishwasher.

Outside there is plenty of off-street parking and a private covered swimming pool which is available from Easter until the end of October. There is also a private hot tub (available Easter until October and by arrangement from November to March). There is also an unfenced ornamental pond within the lawned garden.

There is plenty to see and do in the area for all ages. Swanton Morley is a village in the heart of Norfolk and Norwich is about 16 miles away. Attractions nearby to visit include:
