Barley Cottage is a charming traditional flint holiday cottage located in the heart of the picturesque village conservation area of Burnham Market. With three bedrooms, the cottage comfortably accommodates up to five guests, making it an ideal getaway for families or small groups looking to explore the stunning North Norfolk Heritage Coast, known for its expansive sandy beaches.

The cottage features an inviting open-plan living area with three double aspect windows and French doors that lead to a private rear courtyard. This bright and airy space offers a cosy seating area with comfortable sofas, a large flat-screen TV, DVD player, and a Bluetooth soundbar, perfect for unwinding after a day of exploring. A selection of books, maps, and games is also available for guests’ enjoyment. The living area is kept warm and welcoming by a wood burner-style electric fire and night storage heaters, ensuring comfort throughout the year.

Adjacent to the living area, the spacious dining area is also part of the open-plan layout, comfortably seating six guests. It is perfect for enjoying meals prepared in the fully fitted kitchen, which features cream shaker units and modern appliances, including a ceramic hob, electric cooker, microwave, fridge/freezer, and dishwasher. The kitchen is well-equipped with ample china, cutlery, and cooking essentials, as well as additional amenities such as a cafetiere, electric kettle, toaster, and plenty of cupboard space for storing provisions.

The character of Barley Cottage is further enhanced by its bedrooms, situated under charming sloping rooflines with exposed beams. The master bedroom, which offers views over the garden and Maltings Green, includes a king-size bed, an antique-style wardrobe, and an en-suite bathroom with a spacious shower. The second bedroom, featuring a double bed, overlooks the cottage's rear and the fields beyond, while the third bedroom offers twin single beds and views of the surrounding cottages and fields.

A family bathroom on the ground floor is well-appointed, with a full-size bath with a shower attachment, a separate shower enclosure with a power shower, a WC, wash basin, heated towel rail, and slate-tiled floor. For guests' convenience, a laundry cupboard houses a washing machine and tumble dryer, and an additional utility cupboard contains the water heater.

The outdoor spaces at Barley Cottage are equally appealing. The front lawn and patio area are enclosed for privacy, featuring mature shrub hedging, a large teak table with chairs and a sun parasol, and a relaxed seating area surrounded by fragrant lavender bushes. An additional patio with a built-in brick charcoal BBQ catches the evening sun and overlooks the communal green, which is adorned with mature trees and flint walls shared by the Maltings Cottages. A private rear courtyard provides a secluded outdoor space with garden furniture and clothes drying facilities.

Barley Cottage also benefits from two private parking spaces at the end of a shingled drive in a large shared car park area with the other Maltings Cottages, ensuring convenient access for guests.

Fynn Valley Self Catering offers superb self catering accommodation in Witnesham near Ipswich. Situated in a tranquil countryside setting, our luxurious lodges enjoy glorious Suffolk views. We are within easy reach of Suffolk’s major attractions, ideal for golfing and golfing weekends, plus visiting the Heritage coast.

Cornflower Lodge

This stylish lodge sleeps up to 6 people and is equipped with a range of high-quality facilities to suit all your needs. The lounge comes with two comfy sofas and a large, flat screen smart TV. A contemporary kitchen comes with a Smeg oven and fridge/freezer. The dining area and breakfast bar are lovely spaces to gather around with friends and family. The individually styled bedrooms boast king size beds, lavish en suite bathrooms and a flat screen TV. Both bedrooms and the lounge have French doors which lead onto the large decking area. Outside has a wide variety of garden furniture, includes a large teak table with seating for 8, rattan tables, chairs, sun loungers and a private patio with more seating for the BBQ area, hot tub and fire pit. It is the ideal place to re-charge the body with a glass of wine watching the sub set while the hot tub gives you a massage. With ideal outside lighting to create the right atmosphere for any holiday.

Cowslip

Our lovely property sleeps up to 6 people in individually styled bedrooms. Each bedroom comes with modern en suite facilities, a flat-screen TV and super king size bed. A private sauna can be reached from the lobby. French doors open onto the decking area. The lounge is perfect for relaxing in and comes with two comfy sofas and a flat-screen smart TV. A contemporary kitchen boasts a variety of high-quality appliances: Smeg oven, fridge/freezer, dishwasher, washer/dryer, microwave and coffee machine. Cowslip comes with the same outdoors facilities as Cornflower Lodge.

Teasel

This light and airy lodge sleeps up to 6 people. A charming lounge area comes with comfortable sofas and a flat-screen Smart TV. A well equipped modern kitchen is next to the dining/breakfast bar. Facilities include a Smeg oven, fridge/freezer, wine fridge, dishwasher, washer/dryer, microwave and a coffee machine. Both bedrooms are individually styled and come with super king beds, a flat-screen TV and large en suite bathroom and a TV. A private sauna can be reached from the lobby. Both bedrooms and the lounge have French doors leading on to the decking area. Teasel comes with the same outdoors facilities as the other two lodges.

All the lodges come with iPads which control the lighting around your lodge and also stream radio or music from your iPod or iPhone via our Sonos music system. The lodges also come with firepits, great for roasting marshmallows around whilst gazing at the starry night sky.

Orchid Lodge

We are pleased to now offer our newest lodge, Orchid, which was completed in Autumn 2022. This is a new super king size one bedroom, has a double walk in shower, new fitted kitchen with all the extras you need, like the US style fridge with ice maker, 55 bottle wine fridge for that extra long stay over the summer or Christmas. It has the lastest spec 55” TV in both the living room and bedroom with an Amozon Firestick for free TV channels. There is an extra large living space with a 6 seater solid oak dining table, in case you would like to have guests and double pull out bed which is available at an extra cost. The large patio area’s have plenty of outside furniture, a fire pit, BBQ and most importantly, an all year round new Hot Tub.

The lodges are set in the gorgeous grounds of Fynn Valley Golf Club which offers 18H Golf Course, a Driving Range and a 9 hole Par 3 course which is great for practicing short shots and footgolf.

The Café Terrace at Fynn Valley, is open daily for breakfast – 9am to 11am and brunch 11am to 2pm, 7 days a week. Booking is not essential.

Visiting Witnesham & Exploring Suffolk

The Suffolk countryside provides gorgeous walks, from the coastal path to forest trails. The Fynn Valley walk is one of the most famous walks in the area. The Tuddenham Fountain is a local pub which is only a 20-minute walk away. East Bergholt Place is set in 20 acres of grounds and has a well-known garden and arboretum which houses a range of unusual plants. Lots of excellent attractions are in the local area:

The Farmhouse:

The Farmhouse is the original 17th Century house at Village Farm between Alnmouth, Alnwick and Warkworth in Northumberland. Formerly divided into two and known as Church Side and Stable Side, these two properties have been extended and modernized to create a single, luxury, four-bedroomed self catering holiday cottage, sleeping a maximum of ten (or twelve with the use of a sofa bed), that is ideal either for a large family reunion or for a larger group to share.

Pantile Cottage:

Converted from an old stone farm building at Village Farm, this charming self catering holiday cottage has been enlarged to sleep six. It offers ideal luxury self catering holiday cottage accommodation for a family wishing to holiday near Alnmouth and Alnwick on Northumberland's Heritage Coast. The kitchen is large and fully-equipped. Both the living room and kitchen have satellite televisions. The sleeping accommodation comprises one double and one twin bedroom, both with an en suite shower room and a third double or twin bedroom. There is a downstairs bathroom.

Cedar Chalet:

Cedar Chalet was imported by us directly from Norway. Like all our other lodges, it is constructed from the highest quality materials and offers an ideal base for a visitor seeking luxury self catering holiday cottage accommodation near Alnmouth and Alnwick in Northumberland. The open plan layout of the kitchen/sitting/dining room makes the chalet bright and airy. Patio doors lead out to a west-facing verandah. Cooking is by gas hob and electric oven. There is a wood burning stove as well as central heating. The chalet has three bedrooms, all re-designed to provide one double and one twin bedroom, each with an en suite shower room and a third twin bedroom close to the family bathroom.

Coquet Lodge:

Coquet Lodge is a luxury self catering holiday chalet, located between Alnmouth and Alnwick in Northumberland. Imported from Denmark many years ago, it has been extensively extended and totally renovated to create superb self catering holiday cottage accommodation for a family or small group wishing to holiday in Northumberland. The high ceiling in the open plan kitchen/sitting/dining room achieves a terrific feeling of space. A patio door leads on to a large veranda looking across the extensive gardens. The chalet has a wood-burning stove as well as full gas central heating. Cooking is by gas hob and electric oven. There are three bedrooms: one double and one large twin, both with en suite showers, and another twin bedroom opposite the family bathroom.

Kielder Chalet:

Sleeping four, this well-designed compact holiday chalet is ideal for a small family and thus offers an alternative to the larger chalets. It is an ideal choice of holiday cottage accommodation for a holiday in Northumberland. The open-plan living area, consisting of a sitting room, kitchen and dining room with a wood burning stove, leads out on to a spacious verandah with an outlook over beautiful gardens. The verandah provides a perfect place for meals outdoors or relaxing after a day's sight-seeing. Cooking is by gas hob and electric oven. The chalet has a double bedroom with an en suite shower/WC and a twin bedded room also with an en suite bath/shower/WC.

Pine Chalet:

Pine Chalet was imported by us directly from Norway.
