Blackadder Mains Cottage – Characterful Holiday Retreat in the Scottish Borders
Located just 10 miles west of the historic town of Berwick-upon-Tweed, Blackadder Mains Cottage is a distinctive and spacious detached house offering a charming countryside escape in the heart of the Scottish Borders. Built in 1865 from dressed sandstone, this beautifully restored property features a decorative slate roof, arched upper windows, and uninterrupted views of the Cheviot Hills.

A Thoughtfully Renovated Historic Home
Recognised for its unique architectural features, the cottage underwent a full renovation between 2021 and 2022, blending heritage with modern eco-conscious upgrades. The work included the installation of electric underfloor heating powered by a ground source borehole, a new electric three-oven Aga, and bespoke carpenter-made oak French doors and a back door. Reclaimed beech flooring runs throughout the home, while limestone flagstones add rustic charm to the kitchen, hallway, utility room, and WC. The property has been fully rewired and replumbed and is decorated with vintage light fittings and antique details. The roof was also refurbished using reclaimed vintage slates, maintaining the building’s original character.

Ground Floor Living
The spacious sitting room exudes warmth with its beamed ceiling, wood-burning stove, and open fire. Guests can enjoy a Smart TV and a Marshall Bluetooth speaker, while oak French doors open directly onto the garden. The handcrafted kitchen features solid beech units, wood and marble worktops, a copper sink, and limestone flooring with underfloor heating. Appliances include a three-oven electric Aga, Smeg fridge/freezer, integrated dishwasher, microwave, and a large antique pine dining table – ideal for relaxed family meals.

The utility room offers a Belfast sink with a teak drainer and a washing machine. The characterful downstairs WC is fitted with a vintage 1908 high-level cistern and an antique sink with original taps. A solid ash staircase leads to the upstairs bedrooms.

Upstairs Accommodation
Bedroom 1 includes an antique Victorian king-size bed and an ornamental fireplace, while Bedroom 2 is furnished with an antique iron double bed. Bedroom 3 contains both an 1885 double brass bed and a single brass bed, along with another original fireplace. The spacious bathroom features a large vintage cast iron bathtub, a separate shower cubicle with power shower, and vintage-style WC and washbasin, creating a luxurious and atmospheric space.

Outdoor Space
The cottage is set within a beautifully maintained half-acre garden, filled with flowering borders, herbs, and a vegetable plot. Guests are also welcome to explore a five-acre field directly behind the garden, home to an apple orchard and framed by native hedgerows. Private parking is available on-site, and all electricity, oil central heating, logs, bed linen, and towels are included in the stay.

Blackadder Mains Cottage provides a great base for exploring the rich culture and landscapes of the Scottish Borders. Nearby attractions include The Old Dairy, which houses antiques and a coffee shop, and the Alnwick Gardens, a family-friendly day out. Golfers are spoilt for choice with courses including Bamburgh Castle Golf Club and Eyemouth Golf Club, both within easy reach. With all destinations just an hour’s drive away, the cottage is perfectly placed for both relaxation and adventure.
